Like many, the pandemic has caused us to make some changes and we will be relocating. Sadly we must sell our tiny house. This lovely home has served our family of four very well and we are so disappointed to have to sell it. We hope it can bring its new owner the joy it has brought us.

Structure:
-Built by Mini Mansions Tiny Home Builders and delivered July 2020.
-NOAH Certified and we've made every effort to make it IRC Appendix Q compliant like the residential size egress windows in the lofts and the storage stairs. Thanks to Mini Mansions high build quality, from the trailer up this home is built just like any other stick built home (2x4's on 16" centers, hurricane strapping, headers above windows/doors, etc...) 
-This home is very efficient. Our electric bill is averaging between $40-$60 a month (temps as high as 100 in the summer and low as 10 in the winter).
-8'6" wide x 30' long (28' trailer with 2' cantilever on tongue) x 13'6" tall
-Heavy duty tandem axle trailer purpose built for tiny homes with two 7k lb axles. 
-Weights approx 11k lbs
-2 Lofts, one 11' and one 8'. 48.5" of height at peak of loft.
-10 large slider windows
-Full glass entry door with integrated blinds.
-Pocket door with lock in bathroom
-10' 11" from floor to ceiling at highet point
-Walls have Knauf formaldehyde free R13 insulation, Floors and ceilings are Knauf formaldehyde free R21 insulation.

-Mitsubishi Mini Split (heat and AC) with two remotes. 
-10cu ft fridge
-Unique 4 burner propane range with vent hood. Two 20lb tanks mounted on tongue
-20 gallon tank hot water heater
-LG Washer/Dryer Combo
-Tub/Shower Combo
-Flushing toilet currently installed, but brand new Separett composting toilet is available (see details below). 
-Countertop microwave
-Double bowl stainless steel sink in kitchen (recently installed water filter on kitchen sink, lasts 8-12 months)
-Vessel sink in bathroom
-Broan vent in bathroom

Furniture - Storage:
-Shaker style cabinets with modern satin black handles
-Large bathroom vanity with mirror/medicine cabinet above
-Chalkboard in bath swings open to double as storage
-Butcher block countertops throughout
-Custom storage stairs, 5 drawers, 6 compartments (one with clothes rod and one with space for litter box)
-Custom storage in large loft with two large storage compartments and shelves for books, etc...

Finishes - Misc:
-Low maintenance vinyl board and batten siding with stained and sealed tongue and groove accent.
-White tin roof with gutter
-Bead board on walls is solid wood, not fiber board.
-LED lighting throughout.
-Solid maple window ledge in living room serves as a side table and is great for holding drinks or small plants. 
-Skirting is treated 2x4 and plywood painted with enamel for protection from the weather and has R19 insulation
-Deck/Porch has 8'x8' larger section and 4'x4' smaller section with steps. Built to look like one unit but actually comes apart in 3 pieces for easy transport. 
-Skirting over front wheels serves as a bench or a place for potted plants. 
-8' loft fits our king size bed with ease. Small, custom built solid walnut side tables are included but mattress is not. 
-11' loft currently has two twin size beds but will easily accommodate a king bed, mattress' not included.
-100 amp residential grade electrical panel (with room to expand). Can be wired directly to mains or a 50amp RV plug could be installed. Builder has confirmed the house will run on 50amps. 
-All plumbing is PEX and located on the interior of the home which is great for colder climates. 
-Water inlet is under the house so that it can be insulated and enclosed in the skirting to prevent freezing. We've had single digit temps with no issues. 
-Water hose connection on back of home.
-Two exterior electrical outlets, one on front and one on back.
-All drain pipes exit under the home. All drain pipes and urethane fittings are included. 
-The trailer is registered with the state of TN and the plate is good until September 2021.
-If you are financing the home I am willing to discuss adding the transport cost to the sale price. You will need to secure the transport company and all pertinent details though. 

Additional Items:
-Kitchen table and chairs:  2'x4' butcher block with iKea legs with casters. 4 iKea stools (removable/changeable covers and padded for comfort).
-Brand new Separett composting toilet. Outlet already in place already for the fan.
-1 year old 43" TCL Roku 4K TV wall mounted with HDMI cables routed inside wall and exiting below. There is also a headphone cable running from the TV under the house to behind the couch (great for late night tv viewing without bothering others). 
-One month old iKea Lidhult couch with attached storage ottoman
-Additional loft ladder with pipe hand rail. Was replaced this with storage stairs to large loft.
-200 Amp outdoor rated electrical panel.
